LakeMapper FAQs

LakeMapper is extremely accurate. In fact, we had to create algorithms to remove swimming pools, rivers, streams, oxbows and other waterbodies with which most of our subscriber would not have an interest. In the case where LakeMapper has erroneously labeled a non-waterbody as a lake (flooded low area), the subscriber can flag the lake to be permanently removed.

LakeMapper was built for lake management professionals & suppliers, real estate professionals, landscapers, property & managers and land developers. Examples
include professionals and companies that provide aquatic weed control services,fountains and aeration equipment, fishery and fish stocking services, dock builders/suppliers, dam maintenance, and realtors seeking properties that meet lake buyer criteria.

LakeMapper uses a propriety process of identifying lakes based on satellite images, calculate their location, perimeter and area in acres. From there we associate the land owner parcels that contain or surround the lake, along with their publicly available attributes, including owner name and address info, parcel zoning and use attributes, parcel size and value date, if available. A secondary process allows subscribers to reverse append and email addresses associated with the parcel data. Reverse append data, where available, is not guaranteed for accuracy and stems from a 3 rd party.

Yes! Once LakeMaper has identified parcels that contain or surround a lake, we then associate the ownership type (private person, commercial, municipal, etc.) and land type (residential, commercial, industrial) with that waterbody. HOA’s are derived from this process. Accuracy is dependent on the zoning and classification accuracy of the government and 3 rd -party data sources. We strive to use the best data sources available!

Postcard and letter templates are 100% customizable. The LakeMapper system includes several free templates which can be edited to the sender’s liking – replacing images, copy, contact info, logos, etc. Plus, users can work with LakeMapper to create a fully customized template specifically for their business, or upload a template created by a 3 rd party, as long as it meets our printing requirements found here.

LakeMapper offers robust geographic and other classification search tools, plus the ability to save lakes and parcels to target lists. Starting with geography, a subscriber can search for lakes and ponds by state, county, zip code and within a radius around an address. The subscriber can also apply filters to refine the search by lake size, lake
type, owner type, zone, land use, parcel value and parcel size. Once target lakes and parcels are found they can be saved to custom-named lists and for future use in
mailings or additional research.

Yes! LakeMapper automatically calculates the size of the lake in acres and allows the subscriber to search for lake and ponds by size.

LakeMapper is a subscription-based service and and activity-based service. We offer monthly and annual plans for system access on our Pricing Page. Activity based services, such as data export, reverse append, and for-sale listings lookup, are based on “credits.” An annual allocation of credits is included in every plan, and the subscriber can add more to their “wallet” as need. Postcard and letter mailings are chargeable at specific all-in rates set forth on the direct mail pricing page found within the user profile and are based on format (postcard size, letter, etc) and mail type (first-class or standard). All-in rates, means that the per-piece fee includes printing, mailing services (CASS & NCOA) and postage. Additional one-time fees would include such things as creating a custom postcard template or a custom printable map.

Yes and no, it depends on the product/service you are buying under Lake Mapper and the state in which you are based.  Because Lake Mapper is based in Missouri, sales tax is charged on printing services, but not on the monthly or annual fees, or wallet credit purchases which are classified as digital list services.  Taxes in other states may be charged when sales exceed certain thresholds but for now no taxes are charged outside of Missouri - sorry Missouri customers!
